But elevated inflation will likely keep mortgage rates from dropping as much as initially expected in 2025. Mortgage rates dropped last week and are down quite a bit compared to where they where a month ago. In November, 30-year rates averaged around 6.56%, according to Zillow data. Now, they're around 35 basis points lower. Last week's Goldilocks jobs report boosted investor expectations that the Federal Reserve will be able to continue lowering the federal funds rate in December and throughout 2025. This helped mortgage rates ease. Next year, mortgage rates are expected to go down as the Fed lowers its benchmark rate. But they might not drop as much as initially expected, since inflation remains a bit elevated. In October, the consumer price index rose 2.6% year over year, a slight uptick from the previous month.
