How much further rates drop depends on whether the labor market remains strong or starts to weaken. Mortgage rates have ticked up slightly but remain low compared to where they were a month ago, when 30-year rates were still above 6%. For borrowers who are considering buying a home or refinancing, now could be a good time to do it. Though mortgage rates are expected to continue trending down, it's unclear how much further they might drop. If labor market conditions hold up, we may only see rates come down a little bit from their current levels. Mortgage rates have been very sensitive to labor market data, since signs of weakening could push the Federal Reserve to cut the federal funds rate more aggressively than anticipated. Next week, the jobs report for September will be released. If the U.S. economy added fewer jobs than expected this month, or if the unemployment rate increased, we could see mortgage rates drop.
