Mortgage rates may continue to trend down this year as inflation slows and we get closer to a potential Federal Reserve rate cut. Last week, the Bureau of Labor Statistics reported that the Consumer Price Index came in cooler than expected in May. This is good news for mortgage rates, but we'll need to see more data showing that inflation is sustainably coming down before rates can fall further. As inflation slows and the Fed is able to start lowering the federal funds rate, mortgage rates are expected to go down. But they probably won't drop substantially this year. If you're waiting for lower rates to buy a home, you might have better luck holding off until 2025.
