Depending on how inflation trended last month, we could see mortgage rates fluctuate following the CPI data release on Wednesday. Last week, 30-year mortgage rates averaged around 6.60%, according to Zillow data. As inflation slows, mortgage rates are expected to drop. According to Investing.com , May's CPI report may show a slight slowing in inflation on a monthly basis while remaining flat year over year. If the CPI comes in unexpectedly hot, rates could tick up slightly. But inflation is expected to cool overall this year, which means mortgage rates should ultimately trend down. In the near term, borrowers should expect mortgage rates to remain near their current levels.
