stoppages, potentially boosting pricing leverage for all companies involved, including industrial REITs Terreno Realty Trust ( NYSE: TRNO ) and Lineage ( NASDAQ: LINE ), Piper Sandler wrote in a recent note to clients. The impending ILA union strike on Oct.1 would be the first since 1977, Alexander Goldfarb pointed out. Assuming rolling strikes, he added, Overweight-rated Terreno ( TRNO ) and Overweight-rated Lineage ( LINE ) would benefit from congestion since there are virtually no alternative ports and pricing power potentially would increase for the warehouse owners. Lineage ( LINE ), in particular, "benefits from increase demand to manage food inventory in case of import disruptions," while Terreno ( TRNO ) "benefits through strong demand for truck parking as tenants seek to avoid idle freight fees," the Wednesday note said.
