NexPoint Residential stock dipped 1.0% in Tuesday premarket trading. NXRT's stock has outperformed the multifamily group +7.2% since Jan. 29, 2024 and its price/FFO discount relative to the multifamily average has narrowed 1.1x, analyst Omotayo Okusanya wrote in a note to clients. "We believe outperformance has been driven by management successfully selling assets at attractive prices to de-lever the balance sheet," the analyst said. "In addition, successful use of swaps has helped limit the impact from higher interest rates." Okusanya also points out the apartment REIT's well-timed debt refinancings and recent share buybacks year-to-date as positives. With its fuller P/FFO valuation of 14.3x after its stock appreciated almost 25% in the past three months, the analyst sees NexPoint's ( NXRT ) risk/reward as more balanced.
